Bookings Terms & Conditions
Please read carefully as they set out our respective rights and obligations. In these Booking Terms, “guest", “you” and “your” means the person named on the booking confirmation and all other persons staying at the property during the rental period. “us” and “our” relate to Bryn Melyn Farm. 

All reservations are made subject to these Booking Terms. 


1. Bookings 
Once we have received your booking request we will, subject to availability, confirm your stay by email. Please check the details & contact us immediately if there are any errors, we cannot accept any liability for any errors or inaccuracies, if not notified by email within 5 days of sending the confirmation. 
 A non refundable booking deposit of £100.00 of is required to confirm a booking. The balance for your holiday rental is due 6 weeks before the date of arrival. 
Damage deposit, a refundable damage deposit must be paid with the balance of your holiday rental, this will be refunded within 7 days of your departure (see damage deposit conditions)
Cancellation within 6 weeks of your arrival date, 100% of holiday rental cost, you are advised to take out holiday cancellation insurance to cover you in case of a late cancellation.

2. Contract
Once we have accepted your booking by email or post you have entered into a legally binding contract with us.
CHANGES & CANCELLATION BY YOU: Should you wish to make any changes to your confirmed booking, you must notify us by email as soon as possible, we will always endeavor to help but cannot guarantee changes will be possible. If you cancel any monies paid are non refundable, please look into holiday cancellation insurance to cover yourselves
CHANGES & CANCELLATIONS BY BRYN MELYN FARM COTTAGES: Occasionally We may have to close certain communal facilities for maintenance and reserve the right to do so.
If we have to make a significant change to your booking or cancel your booking we will tell you as soon as possible, if you are unhappy with the changes or we have to cancel your booking we will refund all monies paid. 
Bryn Melyn Farm Cottages regret we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation and cannot be held responsible beyond full refund of monies received. 
If in the very unlikely event we have to cancel you booking after arrival due to circumstances beyond our control (force majeure) we will refund the days unused but we regret we cannot pay any compensation, expenses, costs or losses incurred by you as a result.

3. Bryn Melyn Grounds and Gardens
Bryn Melyn Farm is a collection of 200 to 300 yr old buildings set in a traditional courtyard, there is due to its age uneven surfaces, steps and ground, our grounds contain deep ponds, streams fallen branches and many other hazards by accepting these terms and conditions you agree to keep children supervised at all times and accept that your use of the grounds is at your own risk.

4. It is the hirers responsibility to keep the premises, furniture, appliances, fixtures and fittings in the same same condition as found at the start of the letting.
Any problems found with the premises, appliances, fixtures and fittings must be reported to us so we can arrange replacement or repair in a timely manor.
Under no circumstances should any guest attempt repairs to the property or its contents, to do so will make you liable for any further repair charges.
Liability for damage done to the property of equipment or for excessive extra cleaning necessary on vacation is the responsibility of the person who completes the booking form. 
All of our cottages require a Security Deposit is required in addition to the advertised rental, this will be returned to you with 7 days from departure unless the cottage has been left in an unacceptable condition. Charges for these liabilities will be deducted from the Security Deposit - an account will be sent to you after your holiday and any refund will be returned. If the costs exceed the Security Deposit, an invoice will be sent to you. 

5. MAXIMUM OCCUPANCY:
Only the number of guests stated at the time of booking will be allowed to stay in the property, unless otherwise agreed in writing by the owners. A cot may only be occupied by a child aged 24 months or less. We reserve the right to refuse entry to the entire party and immediately terminate a booking if this condition is not observed. 

6. We are always striving to provide you with a amazing holiday destination, however the unexpected does sometimes occur, should you have a problem with the facilities during your stay you must contact us immediately, we undertake to resolve any issues found in a reasonable and timely manor. 
No complaints will be considered unless raised during the hire period, as we are unable to verify problems after you have left.

7.Dogs
Well behaved Dogs are welcome at Bryn Melyn Farm Cottages, they are charged at £25 per dog per stay, and you must let us know in advance.
Up to 2 dogs can stay in Yr Hen Hofel, Gadlas and Sgubor and 1 in both Granar and Gilfach.
For the safety of other guests and our own dogs, chickens, geese and ducks, your dogs must be kept on lead and under control at all times in all the outdoor areas of Bryn Melyn Farm 
Dogs must not be left at unattended in the cottages
We ask you not to let dogs on the beds or soft furnishings.

8. ELECTRIC VEHICLE CHARGING 
We have 2 x 7 kw podpoint chargers available for customer use, one type 2,the other untethered. (Additional charges apply)

Please note it is not acceptable to run an extension cable from the cottages to charge your vehicle, it is now illegal to do so from a 13 amp domestic plug in a commercial property,  and to do so will invalidate our insurance and will be asked to leave immeadiatly with no refund given for the remainder of your booking.


10. Our rights of access

Our staff or contractors may need to access your accommodation if there is an unforeseen problem, to investigate a complaint you have made, or to perform certain routine property checks. If this happens, we will do our best to let you know in advance of the date and timethat we will need access.

If your stay with us lasts more than ten days wewill provide a service clean. Our staff or contractors will need to access the accommodation in order to perform any service clean.

If we do need to access your accommodation for any reason we will always try to access the property at reasonably convenient times (other than in the event of an emergency).

11. Our right to evict

We may terminate our contract with you and ask you to leave your accommodation immediately (without any compensation being payable) if:

(a) we consider that you or your party have committed a serious breach of these Terms and Conditions;

(b) we consider that your or your party’s behaviour endangers the safety of our visitors or staff;

(c) any complaints are made of anti-social or unacceptable behaviour against you or your party;

(d) you or your party cause an unreasonable amount of damage to the property or its contents; or

(e) you exceed the maximum occupancy limit for your accommodation.

12. Our liability to you

10.1 If we fail to comply with these terms, we are responsible for loss or damage you suffer that is foreseeable as a result of our breach of these Terms and Conditions or our negligence, but we are not responsible for any loss or damage that is not foreseeable. Loss or damage isforeseeable if it is an obvious consequence of our breach or if it was contemplated by you and us at the time we entered into this contract.

10.2 Nothing in these Terms and Conditions isintended to limit our liability for:

(a) death or personal injury caused by our negligence;

(b) fraud or fraudulent misrepresentation on ourpart; or

(c) any breach of the terms implied by Section 2,3, 4 and 5 of the Supply of Goods and Services Act 1982.

13. Events beyond our control

We will not be responsible for any failure to perform our obligations under these Terms and Conditions that is caused by an event outside our control.

An event outside our control means any act or event that is beyond our reasonable control, including without limitation fire,explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster, strikes or industrial action by third parties, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot,invasion, or failure of public or private telecommunications networks.

13. Vehicles

Bryn Melyn Farm has off road parking for your use, we do not accept liability for any loss or damage to vehicles or contents whilst on the property, it is left here entirely at the owners risk.

14. Some practical information for your stay

All Bryn Melyn Farm Cottages have a strict no smoking policy.

If you do not leave the accommodation by the required departure time we reserve the right to charge you a late checkout fee to cover any costs we incur.

If you leave any of your possessions behind at your accommodation, please contact us as soon as possible. We reserve the right to charge you for any storage and delivery costs that we incur in relation to your lost property. We will hold all lost property for six months, after which it will be disposed of.

Bryn Melyn Farm is located in a rural area and it is important that you and your party do not interrupt or endanger the livelihood of those working at the property or on the surrounding land.

Bats and other wildlife may be present at the property. Any disturbance caused by wildlife should be reported to us immediately and reasonable steps will then be taken to assist. Please remember that bats are a protected species and it is illegal to interfere with them or their habitat.

15. Governing Law

These terms and conditions are governed by English law. You and we both agree to submit to the non-exclusive jurisdiction of the English courts.
